House rules

• Minimum stay of 28 days. This is a monthly furnished rental, not a short-term vacation let.
• All occupants 18 and older must be named on the lease and complete an application.
• No subletting and no Airbnb / short-term re-listing of the home.
• Dogs only, subject to breed and weight approval, with a one-time $400 pet cleaning fee. Assistance animals are not pets: no pet fee or pet restrictions apply to documented service or assistance animals.
• Utilities are included up to a $500/month cap; usage above the cap is billed to the tenant.
• A $350/month cleaning fee applies for the duration of the stay.
• No smoking inside the home.

Cancellation policy

Cancellation before move-in

• 28 or more days before move-in: Full refund of all amounts paid.
• Fewer than 28 days before move-in: First month rent is non-refundable; security deposit refunded in full.

Early termination after move-in

30 days written notice required; rent is owed through the notice period. If CSP South re-rents the property during the notice period, rent for the overlapping days is credited back to the departing tenant.

Military (SCRA, mandatory, cannot be waived)

Active-duty service members may terminate with 30 days written notice upon PCS orders or deployment orders of 90+ days, per the federal Servicemembers Civil Relief Act. (Mandatory; cannot be waived.)

Placement cancellation

With documentation that the placing employer, carrier, or agency has cancelled the placement, tenant may terminate on 14 days written notice; security deposit returned in full.

Security deposit

Deposit of $1,750 returned within 30 days of tenancy termination, less lawful withholdings, with written itemization of any deductions (SC Code 27-40-410). The deposit is never labeled non-refundable.
